Building Upwards for 53,000 Fans
The most obvious change is the sheer size of the new building. Right now, the stadium holds about 33,500 people. The new plan will increase that number to more than 53,000 seats. By adding so many new seats, Olympiacos will have the largest football stadium in the country.
To fit all these people into the same plot of land, the stadium will have to grow upwards. It will feature four different levels of seating and reach a height of over 52 meters. Even though it will be much taller, the architects have made sure that the stands will be steep. To help all these fans get in and out safely and quickly, the building will be packed with 32 escalators, 60 elevators, and 70 different entry gates.

A High-Tech, Green Arena
But the Neo Karaiskaki is not just about size; it is a true leap forward in technology. The stadium will be wrapped in over 10,000 square meters of bright LED screens. These massive digital displays will form a ring inside the stadium and cover parts of the outside, creating the largest LED system of any football stadium in Europe.
Along with the screens, the stadium will feature a giant 30,000-square-meter eco-friendly roof. This “bioclimatic” canopy is specially designed to capture rainwater and use smart ventilation to keep the air flowing, making it a green and comfortable place for everyone.
More Than Just Matchdays
In the past, football stadiums were only open once every week or two for a match. Today, that is no longer enough to run a successful club. The new plan turns the Karaiskakis into a lively destination that will stay open 365 days a year.
Inside, there will be more than 100 luxury suites and over 5,000 square meters dedicated just to high-end hospitality. On top of that, there will be another 5,000 square meters filled with restaurants, cafes, and shops. Whether it is a Tuesday afternoon or a Saturday night, people will be able to visit, eat, shop, and hang out.
There is also a massive media center and a 320-seat auditorium being built, meaning the stadium will be perfect for hosting huge concerts, international conferences, and major European cup finals.
Privately Funded, No Public Cost
One of the most surprising parts of this mega-project is how it is being paid for. In many countries, giant stadiums are built using a lot of taxpayer money.
However, Evangelos Marinakis has promised that this project will be 100% privately funded. He and the club are paying the entire bill, which will be well over €250 million. He proudly stated during the presentation that not a single euro will be taken from the Greek public.
Waiting on the Green Light
So, if the money is ready and the builders are waiting, why haven’t the tractors started digging? The answer is red tape. The club is currently waiting for the government to approve a few crucial pieces of paperwork.
The biggest hurdle is a law about how tall buildings can be in that specific area of Piraeus. The club needs a special legislative exception to build up to 52 meters high. Even though the Piraeus City Council fully supports the project and voted for it, the final approval has to come from the central government.
On top of that, the land is actually owned by the Hellenic Olympic Committee. Olympiacos needs to sign a new 49-year lease with them, and the club has offered a large amount of money to make it happen. Because of these delays, a whole year has already been lost.
If the green light is given soon, the club hopes to start building in May 2027 and have the stadium open by August 2028 or 2029.
A Temporary Home at OAKA
While the workers build the new stands, Olympiacos will need a temporary place to call home. For about two years, the team will move to the Athens Olympic Stadium, better known as OAKA. The stadium is already known to Olympiacos fans as the team has spent several seasons in the past using it as its home.
With a capacity of around 70,000, OAKA is the only place big enough to hold the club’s massive fanbase and season ticket holders. It will be a big change for the fans who are used to their own neighborhood, but knowing they will return to a futuristic palace makes the wait much easier.
